Adani-Led Dharavi Project Gets Approval for Railway Quarters

It took long months of waiting and high expectations for this, but, by the Adani Group, the Dharavi Redevelopment Project has finally achieved its first big milestone. On the much-talked-about DRP, construction of railway quarters on railway-owned land finally received a commencement certificate from the BMC. It would take the initial construction of another month and a half before this railway quarters’ work gets ready. It will be completed within two years.

Major Milestone in Dharavi Re-development

For Dharavi Redevelopment Project that aims for a re-designing of infrastructure as well as way of life, winning the first commencement certificate comes as one milestone in that context. Navbharat Mega Developers, an Adani Group venture is leading this project, and now it has got the sanction for construction work to start. This complex will be raised over an area of 27.57 acres where scrapyard is also present beside Mahim station. The same was formally transferred to the DRP by Railway Land Development Authority on March 13, 2024.

Key Details Regarding Construction of Railway Quarters

The railway quarters will be part of the larger 600-acre Dharavi Redevelopment project and, once completed, will accommodate almost 12 lakh residents. The DRP project, headed by Adani, is on the right track. The first significant construction activity is already under way. Construction of the railway quarters will be the first project activity, which will then rehabilitate eligible Dharavi residents.

CEO SVR Srinivas, the chief executive officer of Slum Rehabilitation Authority, has said that getting the First Commencement Certificate is a milestone achievement and that the construction activity would move in phases. The railway complex to be built is expected to be of more than one million square feet space designed by one of India’s ace architects, Hafeez Contractor.

Project Time and Designing Specifications

As an agreement, the Adani Group has committed to completing the railway quarters within two years after it receives the certificate. Part of this mega redeveloped scheme, Dharavi Township is one that comprises four multi-storey apartment complexes. Three of the buildings are proposed to have 36 floors each, housing 821 modern-amenity-scarf-designed flats to make the space livable and comfortable for its inhabitants.

In the new complex, large sports and recreational facilities will be built in which residents will have ample scope to engage themselves in their free time. Furthermore, there will be a state-of-the-art administrative building in the new complex. The whole of the new complex will be developed by sustainable construction techniques. By the development of this project, people dwelling in Dharavi will have the right to lead more respectable and a healthy life.

Financial Obligations and Profit Sharing

Regarding the payment, DRP has already paid a one-time amount of Rs 1,000 crore to the railways to pay for the land parcel. Another sum of Rs 2,800 crore would be paid to the railways through revenue sharing from the proceeds of the Dharavi redevelopment over the course of 17 years. The long-term revenue-sharing agreement is testimony itself to the sustainability of the project and financial commitment towards success.

On-going Survey and Rehabilitation Activities

With the development works of the railway quarters under process, the DRP is also undertaking detailed land survey. There have been encroachment of nearly 15 acres of the total 27.57 acres of railway land into 5,000 tenements. The DRP is actively collating data in order to fix eligibility criteria for rehabilitation under the proposed redevelopment project. Under this continued survey, DRP has marked over 75,000 houses and documents verified for almost 35,000 tenements.

The Dharavi Redevelopment Project is one of the most ambitious urban renewal projects in the history of Mumbai. It not only promises to fill the gap of housing shortage in one of the city’s most congested areas but also creates a modern, well-planned community. With an initial investment of Rs 5,069 crore, the Adani Group’s entry in this project promises a high commitment to the redevelopment of this area.
